Risk is a noble affair when renting apartments
As for the upper limits of rental rates in Moscow, it is quite difficult to pin them down. For example, renting an apartment in the Edelweiss penthouse or Park Obedy can cost several hundred thousand rubles per month, and if the apartment is 500 square meters, the rent can reach half a million rubles.
As a rule, this type of apartment is renovated and prepared specifically for the owner, but then for some reason they have to live elsewhere, for example, on a business trip abroad or after moving to a country house.
As for the risks when renting an apartment in Moscow, we will look at them in more detail later in the article. When it comes to independently searching for an owner who has decided to rent out an apartment, the tenant faces greater risks than when turning to a professional real estate agency.
The first problem a renter may encounter when searching for housing independently on the Internet is the discrepancy between what is written in the ads and reality. As a rule, such apartments either no longer exist or never existed at all.
A real estate agency strives primarily to capture the tenant’s attention, and then, when there is a personal meeting, will offer apartments that are knowingly more expensive. Real estate agencies may also hide some important points from the tenant when drafting the lease agreement.
It may be that the apartment is rented out for a short term, two or three months, while they will ask for money for half a year in advance. It may also be that the building is scheduled for demolition, but they will propose a contract for a year or more.
The next trap is information agencies. When you call the phone number listed in the ad or on a website, the operator, having obtained all your details, will persistently urge you to come to their office to sign a cooperation agreement. Upon arrival you will be told that you need to pay some amount for them to start working with you, and this amount will supposedly be included in the rent for the first month. After that you will receive some lists of apartments, with which you, of course, will find nothing, and the agency will not return the money.
